Gear that need cords are being bought up by more and more individuals. Almost every Summerlin home consists of a mixture of cell phones, lap tops, and iPods, which require a mixture of unsightly cords. Several vendors are now developing furniture with power strips, USB ports, and phone and Internet jacks built right in. From nightstands to work tables to coffee tables, power sources can be concealed anywhere.

A challenge that come with bringing power to end tables and coffee tables is abstaining from spills. Can we keep liquids away from the coffee table, just as we are trained to keep them away from the keyboard? Until cell phones and laptops are waterproof, we have to proceed with caution. This kind of furniture might one day become standard; as of now, it remains a luxury.

If your Summerlin home is on the market, you really should bring in the professionals. A great way to make a noteworthy first impression on potential buyers is to stage your house. Staging merely means rearranging or taking out furniture to make up a tasteful look. An additional cost is unappealing, but staging will pay for itself.

A staged home usually remains on the market for 1.5 months less than its non-staged counterpart will, on average. To sell a home, the current owner must be as detached as possible because staging is all about depersonalization. You have a sale when potential buyers can envision themselves in your Summerlin home .

Summer is in full bloom. Energy to run the AC has become scarce as heat waves sweep through most of the country. There are a couple of things you can do to cool off if your Summerlin home is without an AC.

Hold something frozen in your hand for as long as you can . This will cool down your body for almost an hour and will lower your temperature by as much as 3 degrees F. If it starts to hurt, stop. Drink a lot of H2O, even if you are not thirsty. You will need to make up for all of the fluids depleted from perspiration. Keep out of direct sunlight. If you must go outdoors, cover up with airy, loose-fitting clothing.

Turn off all heat sources such as lights or the computer. Take a cool shower or bath, making sure you get your hair wet. Place a damp towel behind your neck, on your forehead, on the inside of your wrists and elbows, and on the backs of your knees. The rest of your body will naturally cool down by cooling these points.

Go to the library, a bookstore, or other air-conditioned place if everything else fails. Humans have lived for many years without AC. Roughing it for a couple days will not be that difficult.

Interior decorating has gone from light to dark. So many Summerlin homeowners are switching pale woods and bleached floors for shades of black, brown, and grey. Darker colors are found everywhere, from cabinets to faucets. To many, these darker colors balance the stresses of daily life and create a comforting ambiance.

Like any trend, dark decorating may one day seem dated. The pink bathtubs from the 60s and green shag of the 70s definitely date a room. Although, your Summerlin home can be transformed from conventional to warm and cozy, if done correctly.

Any piece of Summerlin real estate could be burdened by mold. A new investigation found that building quality could be one of the main components of mold growth, not weather and humidity.

Today's buildings are constructed to meet tight energy regulations. The greenhouse effect is created when moisture is trapped inside the walls of a structure. It is helpful to get regular roof, drainage, and structure inspections to keep up on mold infestations.

It's more costly to fix a gigantic mold problem than it is to get yearly inspections. Plus, when it comes time to sell your Summerlin home , a mold problem might cost you the sale.

We have been hearing about pollution for several years. Light pollution is relatively new. Some Summerlin homes are having "dark sky" lamps installed, created to lower the quantity of light pollution. These dark sky lamps project most of their radiance downward, limiting the amount of light shed into the nighttime sky.

Anti-light pollution regulations were passed in many cities and subdivisions and several cities have been declared International Dark Sky Cities. It could be that the next step for home design, is installing dark sky lights for your Summerlin home .

Times are changing, particularly in regards to the design of Summerlin homes . The number of square footage is possibly the biggest difference since the 1970s. The average new home has expanded to 2,400 square feet, up from 1,600 square feet in 1973. Nowadays, homes have at the very least two bathrooms when they used to have less than two.

Kitchens have experienced an increase also, from a humble 9x10, to a giant 285 square feet. Many kitchens have seen the addition of islands, breakfast bars, and nooks. An old-fashioned living room is a characteristic of the past. The flat screen TV is what families assemble around today. Many garages allow for more than two cars and a complete laundry room is a must. As four bedrooms are becomming standard, children are probably not going to share a room. Keep posted, Summerlin real estate is going to adjust to the times.

There is a new twist to the white picket fences enclosing Summerlin homes . Privacy, as well as security, are increased by a gated fence. At the end of a driveway or onto an existing wall or fence, you can install a gate controlled by a remote. The gate can be turned on and off by computer programs, hand-held instruments, or even your BlackBerry or Treo.

These kinds of models don't come cheap. A Do-it-yourself model can be bought for about $1,200 and a professional, more complex system can run anywhere from $18,000 to 130,000. These gates are a sign of the boost in fear and distress in America, according to some. Several others feel that they are merely the easiest method of privacy. Either way, business is booming, according to those marketing fences.

Even though the Summerlin real estate market is leveling out, it doesn't mean that you should stress when it comes time to sell your home. What you will need to do is approach the situation with the right background.

To start off, set the right asking price. It is smart to list your house at or below the competitive market prices. Lower prices are going to create greater interest and you could finish with a greater amount of money thanks to competitive bidding. By offering buyer incentives, you have a better chance of getting your house sold now, rather than months from now. It will cost you a bit more in the beginning, but with so many other options, you need to set your home above everybody else.

Finally, make sure both the inside as well as the outside are neat and clean. An unattractive home simply will not sell considering that looks are important. Your Summerlin home has a greater chance of selling in a timely manner by following these simple tips.

Along with heat waves come rolling blackouts. A blackout might occur at anytime and there is no indication of long one will go on. If your Summerlin home is without power, it's so important to be ready.

Contact your local utility company for blackout information. A geographic area is generally the basis of a planned blackout. Plan to go somewhere with power if you are sure a blackout is coming. Going to the movies, a shopping mall, the home of a friend, or even on a vacation are all good choices when your home is without power.

Plan ahead with extra food and plenty of water during the hot summer months. Store extra ice in the freezer and leave the refrigerator door shut. Food and water for your pets mustn't be forgotten. Be sure you have plenty of batteries, medical equipment, and other personal items. Remember that your cell phone battery could die and networks do become congested during emergencies.

If nothing else, pay attention to children and the elderly, who are the most susceptible to heat. The earth's climbing temperatures mean that heat waves aren't going anywhere, based on weather projections. Start planning for heat waves today.

You have to do some meticulous planning prior to putting in an upstairs laundry room in your Summerlin home . If you don't, you could have to deal with water damage or structural problems if the job is executed improperly.

To ensure that your house will hold the additional weight and vibrations from a washer and dryer, it is a good idea to bring in an architect and perhaps even a structural engineer. A floor drain and electronic shutoff valve, which will consequently stop the flow of water in case of a leak, is a good way to avoid water damage from flooding.

The priciest piece of the job is going to be installing a dedicated electric and gas line. Finally, do your homework to search for the most energy efficient and quiet appliances. By following these basic steps, you will be able to safely put in upstairs laundry and raise the value of your Summerlin home .

Upgrades, like a brand new master bedroom or deck, ought to add value to your Summerlin home . However, some upgrades could actually end up costing you when the time comes to resell.

Putting in a swimming pool is necessary in the hot, dry regions. The idea of pool upkeep is enough to turn buyers away in a lot of the cooler regions. Families with young children might not want to buy a home with a pool. The new room you added on is great for a game room, but you might not have considered how it looks from the outside. A home will be difficult to sell when an addition is poorly planned and doesn't fit the rest of the house.

Be cautious when following design fads. Certain aspects will date a home, just like green shag carpet. When personalizing your Summerlin home, be smart and think ahead.
